Because of this, it’s important to follow the Governing Documents and ensure your tenant is well informed. Below are some rules and general tips to help landlords in our community.
Update the ROA Office
Contact the association office to obtain crucial governing documents, including the bylaws and CC&Rs, which outline specific requirements for nonresident owners leasing their units. Educate Potential Tenants
Ensure that prospective renters are aware of the unique considerations associated with living in a community association before they commit to a lease. Send them a copy of the Community Wide Standards and other Governing Documents that pertain to them.
Utilize a Lease Addendum
When having tenants sign a lease, attach an addendum covering the specifics of the community association and mandating compliance with association rules. A comprehensive lease or addendum should include provisions for tenants to follow bylaws, rules, and regulations, pay fines for rule violations, and vacate the premises if repeated violations occur.
Encourage Tenant Participation
Advocate for your tenants with the association, ensuring they have access to recreational areas and events by updating the ROA on tenant changes. Provide them with copies of the Governing Documents and the email address of the ROA office. Foster a sense of belonging for tenants by making them feel welcome and encouraging their participation in community activities.
